Offices for Sale in West Bay Tower

Buying Property in Qatar — What to Know First

Qatar opened freehold ownership to non-Qatari buyers across a defined set of districts, and the market has matured quickly since. The Pearl, Lusail and West Bay Lagoon remain the most established freehold addresses, while newer masterplans add supply every year.

That steady pipeline is what keeps the market readable: supply arrives in known phases, so buyers can compare a tower coming out of the ground against one completed three years ago, and price the difference honestly.

Where Buyers Are Looking

Lusail carries the largest share of listings on Saakin, followed by Doha's established districts. Fox Hills and the Marina District draw first-time buyers, while Porto Arabia and Viva Bahriya serve the waterfront end of the market.

Freehold or Usufruct

Freehold gives you the property outright, with a title deed in your name and no end date. Usufruct grants long-term use of a unit for a fixed term instead. Both are common in Qatar, so check which one a listing carries before you shortlist it.

What Your Budget Buys

A one-bedroom apartment in Lusail typically starts near QAR 1 million, while a three-bedroom on The Pearl sits closer to QAR 3 million. Stand-alone villas and waterfront homes run well beyond that. Use the price filter above to set your own range.

Ready or Off Plan

Ready units let you inspect the finish and take possession immediately. Off-plan releases come with staged payment plans — often a modest deposit followed by instalments through to handover — which is why they dominate Lusail's newer towers.

Paying for It

Local banks lend to residents and, in several cases, to non-residents buying in freehold districts, against a deposit and proof of income. Developers selling off plan often compete with the banks directly, offering interest-free instalments through to handover.

Costs Beyond the Price

Budget for the transfer fee, agency commission and annual service charges. Service charges are billed per square metre and vary sharply between buildings, so ask for a tower's charge history before you commit.

Getting the Paperwork Right

Every sale is registered and the title deed is issued in the buyer's name. Work with a licensed agency, confirm the seller's title before any funds move, and keep the reference number of the listing to hand.
