Trump’s First Real Estate Venture Launches in Qatar

U.S. President Donald Trump announced in an incredibly rare moment when global politics meets high-end commonwealth, that he is going to enter a new real estate deal with Qatar. This move is pronounced as his first reported move into the luxury estate and market in the Middle East and marks a significant entry-point for the Trump Organization into the luxury property market in Qatar and the region.

An Important Entry into Qatar Luxury Real Estate Market

Trump's move into Qatar's real estate market accompanies the nation's own desire to fulfil urban development ambitions in line with the National Vision 2030. Lusail City is positioned right at the centre of this ambition. It is a smart city that is being designed and developed to be the sustainable urban core. Lusail covers an area of over 38 square kilometers and is expected to house over 450,000 residents and feature residential, commercial, entertainment, and educational districts.

Importantly, Trump is not pursuing this contract in isolation; Lusail City is part of a broader strategy to accommodate increased demand throughout the luxury property market in the region. The Trump Organization has been engaging in projects across Saudi Arabia and the UAE, hinting at a holistic strategy to enter the Middle East's luxury real estate market.

Trump-Branded Villas and Golf Course Set to Launch in Qatar

As Qatari Diar and Dar Global are gearing up to officially announce a partnership, Qatar will see its first “Trump-branded” real estate project. This will be part of a major deal that will include the Trump International Golf Course and the Trump Villas and will also be part of a $5.5 billion new development, Simaisma beachside resort, which is located around 40 minutes north of Doha. The Simaisma resort will be approximately a 7 km long island built on the beach with an 18-hole golf course and a Land of Legends theme park. This marks the first time the Trump Organization has been involved in Qatar. Eric Trump, who was visiting the Gulf, stated that the region needs security and ties with the U.S., and that President Trump is expected to visit Qatar for major investments within the timeframe of approximately two to three weeks.

The project is part of Simaisma development, which will include the Trump International Golf Club and luxury Trump-branded villas in partnership with Qatari Diar and Dar Global, built on a site of 790,000 sqm in the 8 million sqm Simaisma development, 40 km north of Doha. There will be an 18-hole golf course, a Trump Golf Clubhouse, and several high-end luxury villas that will face the golf course and beach. This 800 million site has a variety of features as part of the Land of Legends theme park, as well as numerous hotels, a beach club, a yacht marina, shopping, and dining. It is also necessary to position the beachside resort in Qatar as a major hub for the region's luxury lifestyle and tourism experiences.

Eric Trump, Executive Vice President of The Trump Organization, commented:"We are incredibly proud to expand the Trump brand into Qatar through this exceptional collaboration with Qatari Diar and Dar Global. Trump International Golf Club Simaisma and our luxury villa community will reflect our highest standards of quality, prestige, and timeless elegance."

Lusail City: The Hub of Modern Living

Great infrastructure, smart traffic, sustainable buildings, and integrated security. The entire development will reinvent the way we experience living. The unique approach will elevate Lusail's appeal even to investors looking for a new, innovative, modern, sustainable living environment. The value of Lusail is the prime location to Doha as it is the gateway for connected living, just north of the capital city of Doha, the only remaining feature is the Lusail iconic stadium, golf courses, theatres, shopping, and entertainment venues all connected by an integrated public transportation network. The connectivity sets the city apart from other areas in and around Doha, offering prime location opportunities for luxury investments in real estate.

Market Trends: Increased demand in luxury property investments

Luxury property demands in Qatar are increasing, thanks to improved investment laws and the country's positive outlook, made further appealing by the key laws and restrictions now allowing foreign investors to have full ownership of freehold properties in designated areas in Lusail City or The Pearl. A bonus to living in a sustainable city is that there are no costs associated with maintaining and operating the properties if you are lucky enough to secure a spot. Off-plan property values are also worth a stake in one of the region's most vibrant and dynamic markets, again, no cost to ownership.

Luxury Property Developments in Lusail: Burj DAMAC Seaviews and Burj DAMAC Waterfront.

Burj DAMAC Seaviews and Burj DAMAC Waterfront are among the luxury developments being completed in Lusail. Both Burj DAMAC Sea Views and Burj DAMAC Waterfront apartments for sale in Lusail will allow owners to enjoy and appreciate expansive views across the coast, have access to the beach, and have amenities (including gyms, pools, and concierge services) associated with them. There are apartments for sale with 1, 2, or 3 bedrooms that will be offered and feature high-quality luxury finishes and smart technology. Given the luxury nature of these developments, the beginning prices of units are about QAR 2.1 million. Luxury properties and apartments for sale in Qatar are in great demand with average yields in the region of 5% - 7% rental yields.

The Pearl and West Bay Lagoon

While Lusail is under construction, developments like The Pearl and West Bay Lagoon remain established luxury living areas in Qatar. The Pearl (a man-made island of 4 square kilometers) offers a diverse range of residential areas, retail, and entertainment. It was the first area in Qatar to allow freehold for foreign owners, enhancing its appeal to investors/buyers nationally and internationally. West Bay Lagoon continues to provide a number of waterfront homes close to work but remains quiet, and is one of the residential areas in Doha. Properties in West Bay Lagoon feature spacious apartments and villas, private beach access, and are close to office buildings.

About Trump’s First Real Estate Venture

Trump's business dealings in the Middle East are complicated. The blurred lines between his political responsibilities and his businesses raise ethical concerns. A perfect example is the Qatari royal family offering to give a $400 million jet to the U.S. for temporary use. There are ethical implications to these kinds of offers, particularly with Trump's expanding business interests in the region. Some see Trump's business dealings as blurring the boundaries between personal gain and U.S. diplomacy, exposing conflicts and compromises previously unheard of in U.S. foreign policy. Yet, others think business activities like these will help to bolster relationships and improve economic interactions between countries.

Global Interest and Investment

The establishment of the Trump golf course and villas at Simaisma will elevate Qatar's position in the luxury real estate market internationally. As foreign brands enter the Qatari luxury real estate market, confidence levels will be growing among foreign investors, especially with high-end developments with freehold ownership. The development adds a premium value to the Simaisma region. It aligns with the overall direction of Qatari development to become a regional hub for upscale living, tourism, and investment. This collaboration will elevate Qatar's position globally, bringing international buyers from the US, Europe, and the Gulf region. The Trump brand carries strong international recognition, which will incentivize buyers in the surrounding local area, adding value in Lusail and the wider coastal area. Furthermore this makes a statement that Qatar is open for larger scale foreign partnerships to assist with their future real estate ambitions.

Conclusion: A New Era of Luxury Living in Qatar

Trump's entry into the Qatar real estate market signifies more than business connectivity; it establishes the country as part of the luxury living and investment equation going forward. Furthermore, with unique advantages such as location, investor-friendly, supportive investment surroundings, sustainable long-term vision, it can embrace global investors looking for elite real estate investment possibilities.

There’s no doubt that real estate developments like this require investments—such as those from Trump—to support the continued evolution of Lusail City and shape the future of luxury living in Qatar. Given the current regional, domestic, and international context, the property market offers a wealth of attractive opportunities for investors seeking high returns and residents pursuing a premium lifestyle.
